Prepare for Your EPC Assessment

Follow this checklist before your assessor arrives to make sure your visit runs smoothly and your certificate is as accurate as possible.

Tip: You don't need to have every document ready — just having access to the property and being aware of the heating system makes a big difference to your EPC rating accuracy.

Access & Entry

  • Ensure someone is home (or arrange key access) for the full duration of the visit
  • Unlock all rooms including loft hatch, garage, and outbuildings
  • Provide access to the boiler / hot water cylinder cupboard
  • Clear any blocked access to the loft (move boxes, furniture, etc.)
  • Ensure the property is safe to enter and assess

Heating System

  • Locate your boiler — know where it is and ensure it's accessible
  • Find the make, model, and age of your boiler if possible
  • Know the type of heating (gas, electric, oil, heat pump, etc.)
  • Check if your boiler has a current service record or manual
  • Identify any secondary heating sources (e.g. electric heaters, log burners)
  • Know if your hot water is heated by the boiler or an immersion heater

Insulation & Structure

  • Know your property type (detached, semi-detached, terraced, flat, etc.)
  • Be aware of any loft insulation — type and approximate depth if known
  • Know if you have cavity wall insulation (check installation certificates if available)
  • Note any solid wall insulation (external or internal) that has been added
  • Be aware of underfloor insulation if applicable

Windows & Glazing

  • Note the type of glazing throughout — single, double, or triple glazed
  • Know approximate age of windows if they've been replaced
  • Identify any rooms that still have single-glazed windows

Hot Water & Renewables

  • Know if you have a hot water storage cylinder or a combi boiler (no cylinder)
  • Be aware of any solar panels (PV or thermal) — have installation docs if possible
  • Note any other renewable energy systems (e.g. heat pump, solar thermal)

Useful Documents (if available)

  • Planning permission or building regulations completion certificate
  • FENSA or CERTASS certificates for replacement windows
  • Cavity wall or loft insulation installation certificates
